Once the risk assessment is completed it will remain valid providing there are no major changes to the water system and the risk assessment is reviewed periodically.

Annual Cold Water Tank Inspection
As a residential landlord or property manager you also have a requirement to inspect your cold water storage tank annually.
Mawdsleys Pump Services can carry out the annual inspection, produce a detailed photo report and make recommendations for remedial actions (if required). Often this inspection can be carried out in conjunction with the servicing and inspection of your cold water booster pumps.
Cold Water Storage Tank Clean and Disinfection
When the annual inspection of the cold water storage tank identifies that cleaning and disinfection is required, Mawdsleys Pump Services can carry out the work at your request and will produce detailed photographic reports for your records.
Water Sample Collection and Analysis
Mawdsleys Pump Services can collect and submit water samples to an independent UKAS Accredited Laboratory on your behalf.
We routinely collect samples for Legionella, TVC, E coli and coliforms.

Legionella FAQs
Yes. Under UK health and safety law (including the Health and Safety at Work Act 1974), any person in control of premises has a legal duty to identify and assess the risk of exposure to Legionella. This applies to all businesses, regardless of size, if a water system is present. It should be reviewed at least every two years or whenever there is a significant change to the water system
No, routine monthly sampling is not a legal requirement for most standard hot and cold water systems. Instead, the law requires regular monitoring of temperatures.
Legionella bacteria thrive between 20°C and 45°C. To keep them dormant or kill them, you must follow the “Hot is Hot, Cold is Cold” rule:
Hot Water Storage: Must be stored at 60°C or higher.
Hot Water Distribution: Must reach outlets (taps/showers) at 50°C or higher within one minute.
Cold Water: Must be stored and distributed below 20°C.
The Risk Assessment identifies the hazards; the Written Scheme of Control is the practical plan that tells your staff exactly what to do to stop those hazards from hurting people. If an inspector visits your site in the South West, they will ask for your Logbook. If you have a risk assessment but no logbook showing you’ve been doing the work, you are non-compliant.
